It may seem like an easy enough process, where you get to call the shots of how you want your dream home to be, but there is a lot of risk when it comes to new construction if you are going in blindly. It’s unfortunately not as trouble free as we’d like to hope, if you don’t have the right representative by your side to help with the things that need to be looked out for from a professional’s eye. Below, we’ll dive into the many reasons you need a professional buyer’s agent representing you in the sale. They are, after all, on your side. And it’s their role to ensure you aren’t taken advantage of by the builders and their representatives in the transaction. 
 

1. HIRING THE RIGHT BUILDER

The most important part of finding an agent is having a professional’s perspective to finding a builder with a great reputation. You get to benefit from your agent’s network of vendors, lenders, and home builders. They have the industry expertise to connect you with a builder that matches your needs, and more than likely, have already had experience with the builder with a past client. Or, if they haven’t worked with a builder you want to use directly, they can gather person-to-person recommendations from other agents to know the expected experience with said builder. They will help you find one, that not only delivers exactly what their clients want, but in a timely fashion.

 

2. THE RIGHT LOT IN THE RIGHT NEIGHBORHOOD

The lot you choose to go with in a new build can either be a positive to your new home, or detrimental. In the excitement of the process, we tend to overlook important features of a property. It’s important to have a professional to ensure you make a purchase that will best serve you. They’ll be able to find a neighborhood that best fits your lifestyle and a lot that has a location that works for you. Whether you’re single with pets, or a family with children, the lot location can really make a huge impact. Especially when it comes time to selling it in the future. These are important things your agent will be able to help walk you through, so your decisions work in your favor in the long term, as well as now.

 

3. UPGRADES AND PLAN MODIFICATIONS

Not only will your agent be able to ensure you get the upgrades and modifications that will best suit your lifestyle, but will also help you make decisions that will increase the value of your home in the long term. They are working for your best interest long term, and with an agent’s guidance, you can be sure to make changes that end up benefiting you. 

 

4. HANDLING CONTRACTS AND PAPERWORK

Your agent will handle the contract and all of the paperwork, and they will be sure to review it to ensure that it is in your best interest. They will be able to help you break down the best loan types, purchasing processes, and steps to take that benefit YOU, not the builder. They are, after all, working for you. It is imperative in the purchasing process to have an agent that is able to represent you and negotiate for you. The building process is so much more than having the builder put in your favorite counters and floors. They will be able to get you a price that actually benefits you – not the builder. They will be able to run a comparative market analysis to ensure you are paying a fair price for the property. You don’t want to end up overpaying for the home – it could put you in a tough spot when it comes time to sell. They’ll also be able to negotiate terms around building time frame, closings costs, and so many other aspects of a contract that you may otherwise overlook. 

 

6. BUILDER’S AGENT REPRESENTS THEM, NOT YOU

It may seem easy just to pop into an office of a new build, or a builder’s office, and use the onsite agent. But keep in mind that this agent works FOR the builder, NOT for you. So they will be working to make sure the builder gets the best deal at the end of the day. By having a buyer’s agent of your own, you can ensure there is a professional on your side that can walk you through the process and avoid being taken advantage of during the transaction. They will also have a better handle on things when you hit bumps along the way. If you end up working with a builder who isn’t holding their end of the deal, they will have the power to make connections that ensure the builder holds their end of the contract terms.

The Catch You Shouldn’t Fall For

With the growth of online tools, companies are quickly building products to serve the real estate community. After all, it’s a lucrative industry, home buying and selling will always be a thing – even if it does slow down, and companies around the world are diving in to make as much money off consumers as possible.

What are they selling? The ease. The ease of buying or selling a home online. The catch? You actually don’t benefit from these online quick-sale services. In fact, you could find yourself out of tens-of-thousands in cost difference. If you’re in the market to buy or sell, and are considering foregoing a real estate agent for an online service, be sure you read the fine print. You’ll often times find that you aren’t benefiting at all. Will they buy your home upfront to resale, so you don’t have to worry about the headache? Sure, but you may have been able to get $50,000 more for your house using a Realtor. Can you see and purchase your dream home through said services and “save” on agent commissions? Sure, but you’ll probably be overpaying for the home anyway.

The real estate industry is heavily regulated for licensed professionals to ensure the consumer is always getting the best representation for the best savings. These online services don’t require regulation and licensing, therefore, they can get away with fine print “scams.”

Be sure you do your research. A Realtor is there to make YOU the most money. Quick online services are focused on making their business the most money – not focused on how much you can sell your home for or how much you can save when you buy. Licensed professionals exist for a reason, be sure you don’t lose more than you can afford to by using a gimmicky online service that dubs buying and selling an “easy” process. Any good agent will make the process easy, minus general lending issues that may arise.

That orange box of baking soda tucked away in your fridge or kitchen cabinet can also be an inexpensive, and earth-friendly, solution for your laundry needs. It’s safe to use in both standard and high-efficiency washers and is one of the best products available to reduce your dependence on chemicals. Let’s take a look into the top 5 ways baking soda can be used in your laundry room:

  1. Reduce and Remove Laundry Odor

    The body odors found on our clothing and linens are caused by different types of bacteria. These bacteria are removed when the detergent’s molecules break them up and flush them away from the clothing. Less expensive detergents generally don’t have strong enough enzymes to remove all of the bacteria, so baking soda will be a great boost to your detergent’s bacteria fighting power. Add 1/2 cup of baking soda to each laundry load to make your detergent work more effectively.

  2. Boost Bleach Performance

    Bleach is often used to removed odors and stains from our laundry; however, if the water is to acidic, bleach doesn’t do it’s job as effectively. Just as it boosts detergent performance, baking powder can also help how effectively your bleach works. Which equates to less use of bleach and it’s negative impact on our environment.

  3. Use As A Natural Fabric Softener

    Baking soda is great for regulating your water’s pH level in your washer. It does this by making sure the rinse water is not too acidic or full of alkaline. 1/2 cup of baking soda to each rinse cycle with balance the mineral deposits in the water and keep them off of your clothes. It’s the minerals that make your clothing feel stiff, baking soda is a shield for your clothes from these minerals.

  4. Great For Cleaning Irons

    Baking soda is a gentle and earth-friendly abrasive. The face plate of an iron is notorious for building up starch and scorch deposits. To remove this build-up, mix a paste of water and baking soda and rub the paste over the face of the cool iron with a white cloth. Gently wipe the build-up away. You can finish with a wipe of white vinegar with a fresh towel.

  5. Controls Water Suds

    If you accidentally use regular laundry detergent on a washing machine that requires HE detergent, you’ll get a mess of suds. They might be fun to look at, but they are a pain to clean up. If you make this mistake, just grab a box of baking soda and sprinkle it directly on the suds to break them down. The baking soda is good at absorbing the moisture and will make clean-up much easier.

Among the many changes that joining the military brings, a frequent change in location is sometimes part of the territory. For families, moving often can make it difficult to feel settled in a home, or to even make the commitment associated with homebuying.

But if you’ve made the decision to buy a home, you deserve to feel confident in your choice. These tips can help!

Consider the likelihood of selling.

One of the most important things to keep in mind is that, because of the risk of deployment, you may not be in your new house for long. While some families will stay in a house for over thirty years, this prospect isn’t as likely for active military members.

While searching for a house, look for points that can influence selling price down the line. Is the house in a good school district? Are there modern appliances? Are there any structural issues? These are all qualifications you would want to look at anyway, but are particularly important if you’ll eventually need to sell.

Get familiar with the neighborhood.

If you will be away from your family for long periods of time, you’ll want to make sure the neighborhood is warm and welcoming, and a place that the rest of your family will feel supported by while you’re gone.

Looking for a home near base could be beneficial in that there will probably be other military families nearby that you will be able to relate to and rely on. Some communities even offer special resources through programs like Joining Community Forces, which brings local businesses and services together in support of military families.

Use your resources.

There are a number of special resources available to military families interested in buying a home. VA loans, while not always feasible, can be extremely beneficial when used properly. A real estate agent familiar with the system can help military homebuyers work through the VA’s requirements process.

You will have to work with a VA appraiser, and not all homes meet the VA loan requirements, but it is absolutely worth it to look into and understand the resources available to you as a service member.

Ask around.

This is especially important if this will be your first homebuying experience, but it’s always beneficial to talk to families who have been through the process before. If you know of anyone who has bought a home previously, using a VA loan or other type of military assistance, ask them about their experience. What did they do right? What do they wish they did different?

Previous homebuyers can be a wealth of knowledge and guide you through your own journey, helping you avoid pitfalls and make decisions that will benefit you greatly down the road.

Although the internet can be a great resource for a variety of information, a lot of that information is incorrect. One of the most important and expensive decisions in your life, home buying, tends to circulate a lot of misinformation. Most of that misinformation is in regards to how much of a down payment you need or what your credit score needs to be. Let’s go over the real facts about buying a home and knock those myths out, so they don’t hinder your ability to purchase!  

CREDIT SCORES

Though it may come as a surprise, you don’t need a perfect credit score to purchase a home. Traditional bank lenders will work with credit scores as low as 640, but your agent can also get you connected with local lenders that accept credit scores as low as 580. Although there are other required stipulations to qualify for the loan, you don’t need a perfect score in the 700’s or 800’s to get approved for a mortgage. 

DOWN PAYMENTS

You don’t have to sell an arm and a leg to be able to purchase your dream house. There is a huge misconception that you need to pay a minimum of 20% down to buy. That information is outdated. These days, there a large variety of loan programs that only need an average of 3-5% down. Based on your income or military status, you may even qualify for mortgage programs that require 0% down. Although you’ll expect to pay an additional 3% in closing costs, which is separate from the down payment, this is still significantly less that 20% of the purchase price. If you’re in a buyer’s market, you may even be able to negotiate for the closing costs to be covered by the sellers.

When selling your home, you’re obligated, by law, to disclose certain information about your property. Most states require that all sellers complete a written property disclosure form. Majority of the forms have a required set of questions that must be answered. 

THE BASICS

Most states require sellers to complete this form when listing for sale. Nearly all of the questions are a basic yes/no/unknown response. The questions will address material facts, major defects, special disclosures, and federal disclosures. All forms vary by state and require different information. 

MATERIAL FACTS

These include the age of the property, it’s condition, known problems, and defects. These are all of the information that would influence a buyer’s decision to purchase your home. These disclosures require you to address known defects, things that are reasonably apparent, to ensure you don’t knowingly hide a major defect. 

MAJOR DEFECTS

All major defects MUST be disclosed. For instance, fire or flood damage. If your home’s electrical system isn’t up to code, and you’re aware of this, it must be shared with potential buyers. Repairs you have completed, as well as improvements and upgrades, should be noted as well.

You don’t need thousands of dollars to fully refurbish your home to make it feel like new again. Instead, you can DIY a lot of features in your house to help spruce it up for the upcoming season. Whether you plan to sell your home, have guests over, or are just tired of how drab it’s been feeling lately, here are a few tips and tricks you can use to refresh your space:

CLEAN + DECLUTTER
Throw out all of the junk taking up space! You’d be surprised by how much more you’ll fall back in love with your home when you take out the collection of accumulated stuff that has piled up over the years and finally get to see your home’s features for what they are. Store what you don’t need/use in either the attic, basement, or in a storage unit. After you’ve decluttered, be sure to finish it off by cleaning your home. Clean windows, walls, and the floors for the best results. 

BRING IN NATURAL LIGHT
Do you have heavy curtains covering your windows? Bring them down! Not only will this make your space feel bigger by removing stuff off the walls, it’ll also feel alive again with all of the natural light that pours in. 

ADD FRESH PAINT
Nothing refreshes a home like a new coat of paint. If you have dark dull colors, opt for lighter tones. Covering up stains on the walls, or drab old paint, can help your house feel brand new all over again. 

ADD TILE
Consider adding a tile backsplash in your kitchen or bathroom. You don’t have to spend a lot of money to get beautiful results. Be sure you get tiles that compliment the colors in the space, so it doesn’t clash and look unappealing.

ADD COLOR
Although neutral colors are always recommended as the base of any home decor, don’t be afraid to compliment your neutrals with a pop of color. You can add it throughout the home by using flowers, pillows, decor, or even light curtains that are staged on the sides of your windows. 

CHANGE OUT FIXTURES + HARDWARE
You’d be surprised by how much more a kitchen can look different just by replacing the hardware on the cabinets. A bathroom or living room can come alive again by installing a brand new light fixture. If you moved into a place that still has the same stock hardware or fixtures, replace them and add a little creativity with the new pieces you have installed. 

REARRANGE FURNITURE

What is Homestead?

Florida is one of only a few states that offer unlimited homestead exemption for its homeowners. This benefit which stems from the Florida ‘Save Our Homes’ act allows for a significant reduction to a home’s taxable value if it is the owners ‘Primary Residence’.

Homestead Exemption is applied to a home’s taxable value (which is different from the market value). In Florida, the exemption is $50,000 with the first $25,000 applied to all property tax, including school taxes. The remaining $25,000 is applied to the tax value of a home between $50,000 – $75,000 **In other words, if your home is valued at $49,000 – you would not get the additional $25,000 exemption.

How is my Property Tax Established?

When you purchase a home, it is re-assessed by the County Property Appraiser. The Property Appraiser’s intent is to establish an ‘updated’ property tax value of your home. This means, the taxable value can (and likely will) differ from the prior owner. When you purchase a home, it is best to ignore what the prior owner was paying and attempt to establish a more accurate estimate of what you will be paying. This is done by determining the market value of the home which will allow you to estimate the likely assessed value of the home and then, apply the property tax formula.

(Assessed Value / 1000) * Mill Rate = Projected Tax to be Paid

Mill Rates vary by county and district. Here is an example of a home located in the Grand Hampton community of New Tampa (Hillsborough County):

 

Market Value: $399,000

Minus Exemption: $50,000

Assessed Value: $352,070

Divided by 1000= 352.07

Multiplied by the mill rate of 20.5552= $7235.74 **this is the property tax due annually on this home**

 

You will note that the Market Value minus the Exemption does not equal the Assessed Value and this is because in most all cases, the Assessed Value is less than the Market Value even before the exemptions are applied.

If you do not qualify for Homestead Exemption you can see the impact to your tax bill here:

 

With Homestead Exemption

Market Value: $399,000

Minus Exemption: $50,000

Assessed Value: $352,070

Divided by 1000= 352.07

Multiplied by the mill rate of 20.5552= $7235.74

Without Homestead Exemption

Market Value: $399,000

Assessed Value: $375,000

Divided by 1000 = 375

Multiplied by the mill rate of 20.5552 = $7707.00

You can see from this example that the Homestead Exemption is saving this homeowner approximately $472 per year! That would be equal to a $39.00 monthly impact to your house payment!

And, there are further benefits to having homestead that include an annual cap on taxable value increases of 3% which can later be accumulated and used with Portability.

Homestead and its Impact to your Home Purchase

When you purchase a home and the Lender is setting up your payment (Principal, Interest, Taxes, and Insurance), they are basing the taxes on the prior year’s tax bill. So, if the former owner had a homestead exemption, it is likely your payment will be based on the homesteaded rate. If the prior owner did not have a homestead exemption, your payment will be based on a non-homesteaded rate.

IF: The payment is based on a homesteaded rate and you apply for your own homestead – you will continue to enjoy the tax benefit of homestead exemption.

IF: The payment is based on a non-homestead rate, but you apply for your own homestead – you will see an adjustment to your tax bill in the following year.

IF: The payment is based on a homesteaded rate and you DO NOT apply for homestead – You will see an increase in your property tax bill in the coming year.

The Importance of Buying before midnight on December 31st

To qualify for a Homestead Exemption, the property must be your primary residence and you must own the home on midnight December 31st of the year of purchase.

Thus, if you purchase a home in 2018 and the closing takes place prior to midnight on December 31st of that year – you will qualify.

If, you purchase a home in January of 2019 – you will not qualify until the year 2020.

Wait to purchase and you could lose the Homestead Exemption costing you Hundreds of Dollars!

 

So, if you are considering a purchase in the next few months – make it a target to close on your new home by the end of the year. Here are a few other great reasons to buy now:

  • If you close on your new home in November, you won’t have a house payment until January
  • If you close on your new home in December, you won’t have a house payment until February
  • Interest rates are volatile. Lock in your rate now while they are still ranging from 4.5% – 5.5% don’t wait until they go up to the projected 6%!

Paint colors can drastically affect the feeling of a room. It can make it enjoyable to be in, or leave you feeling uncomfortable. It can alter the perception of the room’s shape and size and add to, or take away from, the atmosphere you’re trying to portray in your space. The paint you use in your house can make or break its aesthetics. 

COLOR TIPS

Dark Colors:
+ Adds coziness to a room.
+ Used to make a large room feel smaller.
+ Advances the color in the room.

Light Colors:
+ Used to make small rooms feel bigger.
+ Recedes the color in a room.
+ Light colors help a space feel more airy.

Lighter colors tend to recede, which makes it appear farther away, therefore making the room feel bigger. Darker colors tend to advance, which makes them seem closer, in turn making the room feel smaller. You can use colors to completely modify the size of a room by perception. You can use this concept to minimize unattractive features in your house or highlight focal points. 

If your room is too large and doesn’t make the space feel cozy, you can paint your ceiling a darker color than the walls, to help them feel a little lower. Conversely, if your ceilings are too low and makes you feel claustrophobic, you can paint them a lighter shade to help them feel higher.
